The More You Know: Self Determination

Hey there Harbor Springs! Today we wrap up our series that follows up on the recent letter from the folks working to repeal the zoning code. The next topic is Fostering Community (which we are all for!)

Here is what they said, “Harbor Springs has long been a blend of full time and seasonal residents and communication is key to maintaining that spirit. Per the new plan, residents can make changes to their homes without notifying their neighbors and some projects no longer require Planning Commission approval – both critical steps in preventing overdevelopment. Property owners should notify neighbors and the City must inform all property owners of zoning changes to ensure balanced, thoughtful growth.” That sure sounds nice and neighborly on the surface, but let’s go deeper.

Good communication between neighbors is ALWAYS a good approach but it’s a pretty hard thing to mandate. Here are a few things you could/can do with your property under both the old and new zoning codes at your full discretion. No one has ever needed planning commission approval if they fit within the zoning specs for your particular area.

· Build a new home 864 sq ft to more than 6,800+ sq ft

· Remodel your home

· Select the architectural style, colors, materials

· Have any number of doors and windows

· Build 2 accessory structures; garage, shed, etc.

· Build a patio

· Install or change landscaping

· Live there year-round or seasonally

· Rent it long-term

· Work there remotely

· Have family members move in or move out

· Have a roommate

· Have a visiting or live-in caregiver

· Park an extra vehicle

· Many more

We have fantastic neighbors in Harbor Springs-but surely don’t want them to weigh in on EVERY decision about our homes and property. If what the “yes” folks want is less individual control over our own properties then count us out! The new code provides fairness, clarity, and puts us all on an equal footing in what we can and cannot do with our property. Hard to ask for more than that!
