How big are we talkin’?

We saw a post over on the petition people's page that reported a concern that if all the buildings on Main, Bay and 3rd were three stories tall (as was allowed in both the old and new code) it would cover up our view of the harbor from the bluff.

It's an interesting question, so we mocked it up to see (below). We used the Clarke building/1st Community Bank which is three stories and more than 35' tall as a guide (it was built in 1897).

Here is our approximation of what that never-gonna-happen-doomsday-scenario might look like. The facts and geometry do not support the claim.

We get the concern, but even if every single building on the south side of Main (3rd and Bay Streets are lower) were three stories, you can still see the harbor. Is it ideal? Nope. Would it be crazy tricky because half the buildings on Main are connected to each other? You bet.

Below are a few of the buildings in our downtown that are three or more stories. It would have been a shame had they not been allowed.

Harbor Springs Historical Society

The old City Hall, now the History Museum is one of our city’s tallest buildings. At over 45’ tall, it would not be allowed under the new or old code, but sure does add to the city’s character.

The Clarke Building

Completed in 1897 the building now houses offices, including First Community Bank, this building is a little over the 35’ standard, but sure looks grand downtown.

The Cottage Company Buildings


These buildings conform to the 35’ max but have a stepped back rooftop deck to take in the Harbor views. If you are looking for an approved new construction building that fits the bill for what can be done in the Central Business District, these are fine candidates.
